A different perspective.

The guide

A guide price helps prospective buyers understand the auctioneer’s current price indication. It is not a valuation, a promise of the eventual price or a guarantee that a bid at that figure will be accepted.

The reserve

The reserve is the minimum price agreed with the seller at which a sale can take place under the applicable auction arrangements. Check the published guide and reserve explanation for the auction.

Your own limit

Base your maximum bid on your research, funding and total costs. Do not rely on the guide alone when deciding what the property is worth to you.
