Start early

Give your solicitor enough time to investigate. Documents may include title information, searches, leases, tenancy papers and special conditions, depending on the property.

Read the special conditions

Ask about obligations that are specific to the lot, including extra costs, completion requirements and any restrictions relevant to your plans.

Check for changes

Review new documents and addenda before bidding. If you are unsure about a change, ask your solicitor before committing.

Keep your questions specific

List the matters you need resolved, who is answering them and what evidence supports the answer. An unanswered question remains a risk to consider.

General guidance only. Obtain advice appropriate to the property and your circumstances.
